July 2026 Louisville Real Estate Market Update

Louisville's housing market continued its summer pattern in July, with rising inventory, slightly softer prices compared to June, and homes selling a little faster than they were earlier this spring.

Homes Sold: 1,609 (up from 1,559 in June)
Median Sold Price: $299,000 (down from $305,000 in June)
Average Sold Price: $336,725 (down from $365,650 in June)
List-to-Sale Ratio: 98.53% (down slightly from 98.79% in June)
Average Days on Market: 45 (improved from 47 in June)
Active Inventory: 2,452 residential properties (up from 2,148 in June)

What the Numbers Mean


The story in July is inventory. Active listings climbed to 2,452 — the highest we've seen this year — giving buyers more options than they've had in recent months. That growing supply is one reason the median price pulled back slightly from June's peak. It's not a sign of weakness so much as a market finding balance. To put it in context, check out the June 2026 market update which showed inventory jumping from 1,541 to 2,148 — the trend is continuing.

On the pricing side, sellers are still capturing nearly 99 cents on the asking dollar, which tells you demand is holding. Buyers are negotiating, but not aggressively. The list-to-sale ratio at 98.53% is healthy and consistent with a market where homes are priced correctly. The improvement in days on market — down to 45 from 47 — is worth noting. Despite more competition from additional inventory, well-priced homes are still moving quickly. That tells me buyers are active and decisive when they find the right home at the right price. Compare this with earlier in the year: the May 2026 market update showed a median price of $294,990 and a market still adjusting to rising inventory.

Looking Ahead to August


Historically, the first couple of weeks of August tend to slow down a bit. School is starting back, and buyers shift their focus to getting their kids settled rather than touring homes. That said, families who need to move before the school year kicks in are still actively shopping, so there's real demand underneath the surface. I'd expect a slight softening overall for August — a little less activity than July, but nothing dramatic. If the pattern holds, the market should pick back up again in September as that back-to-school distraction fades and the fall buying season takes shape. July's market is stable and active. Prices softened modestly from June's peak, inventory grew meaningfully, and homes continued to sell at strong list-to-sale ratios.
